Bayut Constructions handles a wide range of construction and fit-out projects including commercial office fit-outs, retail fit-outs, hospitality and F&B fit-outs, clinic and healthcare fit-outs, residential villa fit-outs, building contracting, steel structures, concrete structures, and villa renovations. We work across Dubai mainland and more than 18 free zones.

Bayut Constructions has over 15 years of experience delivering construction and fit-out projects across Dubai and the UAE. Our team has successfully completed hundreds of projects ranging from small office fit-outs to large commercial building contracts.

Yes. Bayut Constructions holds a valid Dubai Municipality (DM) contractor license and is approved to operate across 18+ Dubai free zones including DMCC, DIFC, JAFZA, TECOM, Trakhees, and many others. All our works are conducted in full compliance with UAE construction regulations.

We operate across all of Dubai including Dubai mainland, Business Bay, Downtown Dubai, JLT, JBR, DIFC, Al Quoz, Deira, and all major free zones. We also take on projects in Abu Dhabi and other UAE emirates upon request.

Yes. Bayut Constructions offers complete design and build services. Our in-house design team works with clients from concept design through to construction completion, providing a seamless single-contractor experience. We also work with external designers and architects where clients prefer.

Fit-Out

The duration depends on the size and complexity of the project. A typical small office fit-out (1,000–2,000 sqft) takes 4–6 weeks. A medium office (2,000–5,000 sqft) typically takes 8–12 weeks. Larger offices (5,000+ sqft) usually take 12–20 weeks. This timeframe includes design, permit applications, construction and snagging.

Yes. Bayut Constructions manages all authority permit applications on behalf of our clients. This includes DM fit-out permits, free zone NOCs, Civil Defence approvals, and any other regulatory submissions required for your specific project location. Our approvals team has extensive experience across all major Dubai authorities.

Bayut Constructions holds contractor approvals across 18+ Dubai free zones including DMCC, DIFC, JAFZA, TECOM (DIC, DMC, DKP), Trakhees, DAFZA, Dubai South, DSO, DHCC, DDA, and others. Please contact us to confirm approval status for your specific free zone.

Our turnkey fit-out service covers everything from concept design and authority permits, through to construction, joinery installation, MEP works, flooring, ceiling, painting, and final cleaning. We hand over a fully completed space ready for occupation. The exact scope is defined in your project contract.

Yes, we have experience delivering phased fit-outs that minimize disruption to ongoing business operations. We can work in sections or out of business hours to accommodate occupied spaces. This does extend the overall timeline and may affect costs — we discuss this during project planning.

Fire Rated Doors

The required fire rating depends on your building type, occupancy, and the specific location of the door within the building. Dubai Civil Defence (DCD) and the UAE Fire and Life Safety Code of Practice specify minimum ratings. Common requirements are FD60 (60 minutes) for most commercial buildings and FD120 (120 minutes) for certain high-rise applications. Our team can advise on the correct rating for your project.

Yes. All fire rated doors supplied by Bayut Constructions are third-party tested and certified to the appropriate standards, and approved by Dubai Civil Defence. We provide the relevant test certificates and compliance documentation for every door supplied.

Yes. Bayut Constructions supplies, delivers and installs fire rated doors. We also handle the DCD inspection and compliance certification process. Our supply-and-install service covers steel fire doors, wooden fire doors, glazed fire doors, and fire rated frames.

We supply a full range of fire rated door types including steel fire doors, timber fire doors, glazed fire doors (single and double leaf), fire rated sliding doors, and fire shutter systems. All doors are available in FD30, FD60, FD90 and FD120 ratings depending on project requirements.

To prepare an accurate quotation, we typically need: the location and floor area of the project, the type of works required, any existing drawings or plans, the project timeline and desired completion date, any specific technical or design requirements. The more information you can provide, the more accurate our initial estimate will be.

Yes. Bayut Constructions provides a 12-month defects liability period on all completed projects, during which we attend to any defects in materials or workmanship at no additional cost. Specific warranties on manufactured items such as doors, fixtures and equipment are as per the manufacturer's warranty terms.

Yes. We regularly work with international clients and property owners based outside the UAE. We provide regular progress updates via email and video calls, and can coordinate with a local representative on your behalf. Our project managers ensure the project is delivered to your requirements even without your physical presence on site.

Absolutely. Bayut Constructions regularly works alongside client-appointed interior designers and architects, acting as the main contractor to execute their design vision. We have established relationships with many design firms in Dubai and are comfortable working within any design brief.

Authority Approvals

Authority approvals are a legal requirement for all construction and fit-out works in Dubai, regardless of the size of the project. Working without the necessary permits can result in stop-work orders, fines, mandatory demolition of completed works, and difficulties obtaining a trade license or NOC from your landlord. Approvals also protect you as the property owner or tenant.

Approval timelines vary by authority and project complexity. Dubai Municipality (DM) fit-out permits typically take 2–4 weeks. Free zone approvals (DMCC, DIFC, JAFZA, etc.) typically take 1–3 weeks. Civil Defence approvals are usually obtained alongside the main permit. Bayut Constructions's experience with each authority helps expedite the process.
